Arlington Real Estate MarketMinute Report - June 2010 market_minute_graphic_120

The new MarketMinute report is now available for Arlington County.   The market trends continue to be much stronger than last year.  However, I will say that the market seems much slower post First Time Home Buyer Tax Credit.  

 

Here are the highlights for Arlington Homes and Condos:

  • 301 units sold for an increase of 2%
  • Active Inventory is down by 5%
  • At $500,000 the median sales price of Arlington Homes is up 10%
  • Arlington homes are spending 10% less time on the market
  • The sold price to list price for Arlington VA homes was 97.9%. 
  • There is currently a 2.6 months supply of Arlington homes and condos.

America's Best High Schools - Newsweek - 2010

Newsweek's yearly rankings for America's Best High Schools in 2010 has been release and Arlington County found themselves with 3 out of 4 schools making the top 100.

Arlington County residents should be proud of all of the hard work the faculy and staff has put into making these schools such a sucess.  It's nice to have such great options!

May Market Update for Arlington Home Sales

The May Market Report for Arlington Homes is now available!Arlington County Market Minute Update

There wasn an increase in Arlington Homes sold with a total of 274.  This month's total homes sold was an increase of 5% versus May, 2009.

Active inventory of Arlington homes for sale is down 6%.  May inventory is also down 2% from April, 2010.

The median sales price of Arlington homes increased 3% to $464,250.  The median sold price is 4% higher than last year.

There is currently a 3.0 months supply of Arlington homes.

Days on market are down an amazing 40% with an average of 34 days compared to 57 days last year.

The Parkfairfax Native Plant Sale will be held on Saturday, April 24th, from 9 am to 2 pm in the tennis courts parking lot adjacent to 3601 Valley Drive in Parkfairfax.  There will be fourteen vendors from five states.  This will be the largest plant sale in the Washington metro area.  

This event is normally held twice a year in April and September.   In 2009 The Parkfairfax Native Plant Sale attracted more than 800 people and 10 vendors.  Visitors will find native Virginia perennials, shrubs, and trees for both sun and shade.

New Short Sale Rules Start April 5th, 2010

New Treasury Department rules geared towards expediting short sales will go into effect April 5th.  Incentive payments included in the Home Affordable Foreclosure Alternatives Program are designed to help offset the financial burden banks experience when they approve a sale for less than they are owed on a home loan and wide sweeping changes are included to speed up the entire short sale approval process and make it more tolerable for all of those involved. 

Some of the new Short Sale Rules Include:

·         The seller must first be unqualified for a loan modification under the Home Affordable Mortgage Program.

·         The bank is supposed to set an acceptable home value upfront .  This will be determined by a third party…

Arlington VA Condos - Contract Study

After seeing so many Arlington Condos go under contract lately, many of them with multiple offers, I decided to do a little market research.  I wanted to compare Arlington condos from February 2009 with February 2010. 

What I found was good news for the Arlington condo market!

Arlington Condo Contract Figures for February, 2009:

  • 85 properties received contracts

  • The average list price was $364,547

  • The average days on market was 83

Hot February Market for Washington DC Condos

I’ve been working with some great clients trying to help them purchase their first condo in Washington DC.  We’ve been looking at condos for $335,000 and less.  I’ve been all over DuPont Circle, Glover Park, Cleveland Park, and the U Street Corridor in search of a great buy.  Wow, that market is hot!  Inventory is flying off the market.   I feel like I’m back in 2005 lately, having to call agents to make sure the condo is still available after only 2 days on the market.  It looks like buyers are scrambling to pick up properties before the first time home buyer credit expires and before the rates start jumping up like so many are predicting will happen when the Fed  stops pumping money into the mortgage backed securities to keep rates low.
