Here is a brief summary of the second quarter housing report for Arlington, VA.

-         1,017 jobs were added to the Arlington County payroll making the unemployment rate fall slightly.

-         The average sales price went up from $525,000 in Q1 to $566,000 in Q2.

-         The number of houses on the market also went up from 1,291 in Q1 to 1,795 in Q2.

-         Homes sold saw a dramatic increase in the second quarter going from 675 in Q1 to 909 in Q2.

-         The average number of days on the market in Arlington went way down from 67 in Q1 to 42 in Q2.

All of these factors show that the housing market in Arlington, VA, despite what the national media is reporting, remains strong.

How is real estate in Arlington VA these days?

The average net sales price for Arlington County Condos in June 2007 were down 6% from June 2006.  June 06 average net sales price was $392,018 compared to June 07 $367,311. 

Arlington County detached homes fared better with only a 2% dip compared to June 06.  The average net sales price in June 06 was $835,136 compared to June 07 net sales price of $820,138. 

Although Arlington VA real estate is doing better than the national averages, it is still a buyer's market.  Sellers should expect to get slightly lower than list price and be prepared to pay some of the purchaser's closing costs.
