Who Is Not Selling

Buyers and sellers have been asking me lately what the sweet spot is for Arlington VA Real Estate.  This week I decided to put together a graph so everyone can see exactly what is happening in the local Arlington market.  You can slice data many different ways but there is no denying what I found.  The data below took a look at all Arlington VA listings that had expired from September 1, 2007 to present. 

 

As you can see from the data above, listings from $500,000 - $599,000 are twice as likely NOT TO SELL than any other price range.  Although it is true that a large portion of all homes on the market in Arlington will fall into this price range, it is certainly not double any of the other ranges.  While most properties in Arlington continue to sell when staged and marketed properly, this will be an interesting statistic to follow.

The Importance of Using a Lock Box

Don't Get Left Out - USE A Key Box When Selling In Northern Virginia

 

 

Why use a key box:

Most agents are very busy.  With inventory high, you can't afford to give agents a reason to toss your property out of their group of listings they are scheduled to show that day.  It sounds awful, but it happens.  If an agent is trying to narrow down the number of properties they are going to show their new client that day sees the words "no key box" or "appointment only", your chances of not getting a showing by that agent/client has just gone up significantly. 

  • Ease of access by qualifed people
  • Get more showing
  • Electronic log of all persons that accessed the key box
  • Easier way to track your number of showings

What is a key box:

The modern electronic key box has come a long way.  It now takes full advantage of the technology available, making this device much safer than in the past.  The days of agents having to leave their card at the property to identify who has been in and out are long gone.  The new key boxes are designed to log every person that has accessed the key box along with the date and time.  These reports are emailed daily or weekly to the owner of the key box.  This eliminates questions about who and when somebody accessed the property.  These reports can easily be emailed to a property owner for their review.

  • Secure exterior device for holding a property key
  • Accessible by registared REALTORS and some service providers only
  • Secured to front door or hand rail

When selling your property - USE A key box!
